Standard Limited Visual Inspection:
Payment in full should accompany this contract. Cancellation fee of $100.00 if cancelled with less than 24 hours notice. The client agrees and understands that the maximum liability incurred by the Inspector/Company for errors and omissions in this inspection shall be limited to the amount paid for the inspection.      This inspection is performed by Caradine Home Inspections, in accordance with the American Society of Home Inspectors (ASHI), the Arkansas Association of Real Estate Inspectors (AAREI) and National Association of Home Inspectors (NAHI) and the Codes of Ethics of these associations.

     The use of these standards is intended to provide the client with a better understanding of the property conditions, as observed at the time of inspection. Inspections done in accordance with these standards are visual and are not technically exhaustive. These standards are applicable to building with four or less dwellings units and their attached garages or carports.

     A written inspection report will be provided describing the following systems and components: structural components (including foundation and framing), exterior, roof system, plumbing systems, electrical systems, heating systems, installed central and through-wall air conditioning systems, interiors, insulation & ventilation, fireplaces & solid fuel burning appliances. 

     The report will identify the following:

(a) Which systems and components designated for inspection herein are, in the professional opinion of the inspector, significantly deficient or near the end of their service lives.

(b) Why the inspector deems the system or component to be significantly deficient or near the end of its service life.

(c) Whether further evaluation, correction or monitoring is needed.

(d) Whether any systems or components described here in was not inspected and why it was not inspected. 

     We reserve the right to modify the report for a period of time that shall not exceed (72) hours after the report has been delivered to you.

     The inspector is not required to predict future condition, including (but not limited to) failure of components to operate any system that is shut down or otherwise inoperable, light pilot lights, determine the presence of hazardous substances, move furniture, personal items, equipment, insulation, or enter unsafe attic areas, evaluate the condition or presence of storm windows, storm doors, storm screens, storm shutters, awnings or other seasonal accessories, or determine their functional efficiency. 

     The operational capacity, quality or suitability of a particular use of the items inspected as well as design problems and adequacies are not within the scope of this inspection report. Intercoms, security systems, built-in vacuums, lawn sprinklers, internal furnace combustion systems, fuel/oil tanks, telephone, cable television, low voltage lighting, private disposal systems, well systems, and water conditioning equipment are not inspected or evaluatedThe inspector performs no destructive or disruptive testing procedure. 

     Soil conditions, geological stability, infestation inspections, cosmetics (i.e. paint, wallpaper, carpet or other finishes on walls), or engineering analysis of systems is beyond the scope and purpose of this inspection. 

     The inspection is not a compliance inspection or certificate for past or present governmental or local codes, regulations, or the suitability of the property for any specialized use. Determining the presence or absence of radon gas, carbon monoxide, safety glass, lead paint or any suspected hazardous substance, including but not limited to toxins, carcinogens, molds, mildew, fungi, noise or contaminants in the soil are beyond the scope of this inspection.

     The inspection presents a good faith, best guess opinion of the property components observed during the limited visual inspection. The inspection and report are furnished on an opinion only basis. It is not intended to be used as a guarantee or warranty, expressed or implied.

     This inspection is not technically exhaustive. The client agrees to perform a final walk-through using provided Walk-Through Pre-Settlement Inspection Checklist. In the event of any potential claim, the person to whom this report is made out to must give the inspector the opportunity to inspect the problem prior to any repairs or replacement being made.

     I waive all claims against the inspector/Company in the absence of diligently performing my Walk-Through Pre-Settlement Inspection and for lack of more extensive investigation and follow through with a specialist on any problems noted during this inspection, including conformation of any cost to cure.

     I understand and agree that any claim(s) or complaint(s) arising out of or related to any alleged act or omission of Caradine Home Inspections in connection with the Inspection shall be reported to you, in writing, within (10) business days of discovery. I understand and agree that any failure to timely notify you and allow adequate time to investigate as stated above shall constitute a complete bar and waiver of any and all claims I may have against you related to the alleged act or omission.

     If I make a claim against the Inspector/Company for an alleged error, omission or other act arising out of this inspection report and fail to prove such claim, I will pay all attorney’s fees, arbitrator’s fees, legal expenses and cost incurred by the Inspector/Company in the defense of the claim.

     This inspection is not for third party use. I request this inspection and report for my confidential use only. By my release of this report, I indemnify and hold harmless the Inspector/Company for any damages claimed by others.

     Approximate cost to cure for repairs are to be used as a guide only; actual repair cost should be determined prior to settlement.

     Caradine Home Inspections is authorized to release a copy of the report and disclose information within this home inspection report to my Realtor for the purpose of clarification and facilitation of repairs. Home inspection reports will be shipped/delivered within 2 days from the date of the final/completed inspection.

     This inspection report will give you a “snap shot” picture of the condition of the home at the time of inspection.  It is recommended that you also obtain a complete disclosure from the seller as to their knowledge of any defects to the property. Rely on that disclosure together with this inspection report and any other available reports (termite, VA, appraisal, etc.) for the overall condition of the home.
